Buyers make an emotional decision and justify it rationally. Your job isn't to hide flaws — it's to help buyers picture their life in the space. That starts the moment they park outside.

Exterior & Curb Appeal

  • Pressure wash the driveway and walkway
  • Fresh mulch in garden beds (costs $50, looks like $500)
  • Replace or repaint the front door if it's dated
  • Ensure house numbers are visible and clean
  • Mow, edge, and trim — even in winter

Declutter Ruthlessly

Remove one-third of everything in every room. Too much furniture makes rooms look small. Too many personal items prevent buyers from seeing themselves in the space.
  • Clear kitchen countertops (keep only the coffee maker)
  • Remove family photos (not because they're a distraction — because buyers feel like they're intruding)
  • Empty closets to 50% capacity (buyers open every door)
  • Remove pet items — some buyers have allergies or aversions

Deep Clean Everything

Buyers notice:
  • Baseboards (get down and wipe them)
  • Light switches and outlet covers (yellow = old)
  • Inside the oven and fridge (they will open them)
  • Grout lines in tile
  • Window tracks

Smell Matters More Than You Think

One negative smell can sink a showing. Common culprits: pets, cooking odours, cigarette smoke, musty basements. Don't: Spray heavy air freshener (buyers know you're hiding something) Do: Open windows 2 hours before, bake cookies or simmer citrus on the stove, use a diffuser with a neutral scent like eucalyptus

Day-Of Checklist

  • ✅ All lights on (even during the day)
  • ✅ Toilet lids down
  • ✅ Fresh towels folded in bathrooms
  • ✅ Temperature set to 20°C
  • ✅ Soft background music (jazz or classical, low volume)
  • ✅ Fresh flowers on the kitchen island
  • ✅ Leave the house — buyers talk more honestly when owners aren't present
